Opinion Web News: On February 25th, according to media reports, members of the Guo family of Sun Hung Kai Properties purchased a detached house in South District, Hong Kong, for HKD 180 million earlier this month.
The house has a usable area of 3,600 square feet, including a 750-square-foot terrace and a 1,138-square-foot garden, with a price per square foot of HKD 50,000. The transaction terms include a stamp duty of 4.25% paid by the developer, amounting to HKD 7.65 million.
Data shows that SHOUSON PEAK offers a total of 31 detached houses. Adjacent to the above-mentioned house, another detached house with a usable area of 3,603 square feet was sold in mid-2016 for nearly HKD 265 million, with a price per square foot of approximately HKD 73,485.
Based on this, the Guo family members’ purchase price per square foot is 32% lower than similar transactions in 2016.
