Spectra at Marymoor: A New Mixed-Use Community Transforms Redmond's Urban Landscape
Redmond, Washington is welcoming a major residential transformation with the opening of Spectra at Marymoor, a sophisticated mixed-use development strategically positioned at the intersection of urban convenience and suburban tranquility. This 450-unit apartment community, developed through a partnership between Quarterra (a Lennar Corporation subsidiary) and QuadReal Property Group, represents a significant milestone in the Marymoor submarket’s evolution from its industrial past to a vibrant residential hub.
Strategic Location and Transit Connectivity
Situated at 17620 Northeast 69th Court, Spectra at Marymoor capitalizes on unprecedented transit accessibility. The community sits directly across from the future Marymoor Light Rail Station, one block from the 520 freeway, and adjacent to the East Lake Sammamish Recreation Trail. This convergence of transportation options creates seamless connections to major regional employers including Microsoft, Nintendo, Meta/Oculus, Amazon, Google, Space X, SmartSheet, Paccar, and Tableau. Beyond employment centers, residents gain immediate access to recreation, retail, and dining options, with Marymoor Park serving as an expansive recreational extension of the community.

The development encompasses three distinct mid-rise buildings offering 450 apartment homes alongside 37,259 square feet of curated retail space. Phased Delivery and Affordability Commitment
The community unfolds in three phases: the North building (80 homes) welcomed initial move-ins beginning September 2022, followed by the East building (183 homes) later that year, with the West building (187 homes) completing by summer 2023. As a participant in the MFTE/ARCH program, 45 units will be offered at affordable rates for income-qualifying residents, demonstrating commitment to community inclusivity.

West Building: A top-floor amenity suite houses a clubroom, sky lounge, catering kitchen, and outdoor deck, with an additional play area for children. A two-story above-grade parking structure accommodates retail and commercial vehicles.
All three buildings sit atop a large underground parking facility with 31 EV charging stations, supporting sustainable residential living.
Artistic Expression and Neighborhood Character
Spectra at Marymoor elevates the Marymoor community through extensive public art curation. The North building showcases large-scale murals by acclaimed artist Addison Karl, while the central plaza features a sculpture incorporating light effects by Perri Howard. The West building integrates art installations across 16 balconies, adding visual interest from street level.

The company invests across equity and debt in public and private markets, with a portfolio exceeding 65,000 rental units worldwide. Spectra at Marymoor marks one of three regional joint ventures with Quarterra, alongside the recently opened Ovation in Seattle’s First Hill and The Piper (under construction in Marymoor).
Project leadership includes Encore Architects for design, interior design firm Vida, structural engineer BCQ, land use attorney McCullough Hill Leary, landscape architect Weisman Design Group, and NineDot Arts for public art curation. Wells Fargo provided debt financing for the development.
