New Year starts off hot, and the Qiaokou hometown housing market continues to heat up

During the Spring Festival holiday, when thousands of lights gather in reunion, a special heat is surging in Wuhan’s homecoming wave. Recently, reporters visited multiple available residential projects in Qiaokou District and learned that around the Spring Festival, a peak in house viewing has emerged across various developments in Qiaokou, marking a prosperous start to the 26th New Year.

Almost Four Generations Attract Returning Home Buyers

“Hello, could you help me see which floors are available for this 125-square-meter layout?” “How exactly are the discounts for returning home buyers calculated?” Stepping into the Wenlanxu project in Qiaokou Urban Construction, the lively atmosphere of the New Year is palpable. In front of the model, the negotiation area is bustling, with more than ten sales consultants busy explaining to groups of prospective buyers.

“From morning till night, groups of returning clients keep coming, many accompanied by parents or couples who have traveled from out of town.” Project manager Li Xiang told reporters that since the launch of the “Returning Home Buying Season” activity, the site has remained highly active, with returning clients accounting for over fifty percent.

Mr. Li just returned from Shenzhen to Wuhan, planning to buy a better home for his family. “Having seen many high-communal-area apartments in Shenzhen, I find Wenlanxu’s over 100% usable area rate very practical.” Mr. Li compared several developments and ultimately chose Wenlanxu. “My parents care most about education. Wenlanxu is right below Wuhan Foreign Language School’s small language base school, which has already started classes. My kids can walk to school in the future, which is a huge reassurance. Plus, it coincided with the returning home buying event, with extra discounts. From house viewing to decision, it took less than a week.”

Mr. Li’s quick decision is a microcosm of the current Spring Festival returning home buying trend. Buyers are no longer paying for long-term plans but are more focused on the quality and amenities they see and experience. Li Xiang explained that Wenlanxu, as a benchmark project implementing the “Good Housing” construction requirements in Qiaokou, has been leading since its market debut—selling 147 units in the first phase, winning the Qiaokou District sales crown for October 2025, and topping the district’s quarterly online signing rankings. During this Spring Festival, it is becoming the preferred choice for returning migrants settling in Hankou, thanks to its “good developer, good housing, good amenities, good service, and good policies.”

The lively scene at Wenlanxu is not an isolated case. At the Chengningfu sales center, reporters noticed Mr. Wang, a white-collar worker returning from Shenzhen, sitting at a table with his girlfriend, carefully analyzing the project’s features and layouts.

“Currently working in Shenzhen, planning to settle in Wuhan after marriage. I did a lot of research online beforehand, comparing several four-generation residential projects in Hankou’s central area,” Mr. Wang said. “I am very optimistic about Wuhan’s future development. After we get married, we plan to move back and develop here. We chose Chengningfu mainly because of its four-generation housing and its location.”

“Since 2026, Wuhan’s real estate market has remained hot. The January-February period, usually a slow season, has seen a surge this year,” said Xu Yuan, marketing director of Chengningfu. “Compared to 2025, visitor numbers have increased significantly in the past two months, and the proportion of returning home buyers has risen sharply, with shorter transaction cycles. Since 2026, Chengningfu has had 903 groups visit, 35 new subscriptions, 20 online signings, totaling about 64 million yuan in contracts. Among the 35 new subscriptions, 11 groups are from out of town working and returning home for the holiday, accounting for over 30%.”

At Menghu Yunzhu’s sales center, stories are filled with warmth. Just before the Spring Festival, Cui’s mother, traveling from the Northeast, came to visit her son working in Wuhan. She planned to stay a few days before returning home for the New Year, but during a casual “look around” trip, she set a happy direction for her son’s future.

“Our child will definitely settle in Wuhan after marriage. As parents, we want to see the place early,” Cui’s mother said. “We’re very satisfied with Menghu Yunzhu’s location, product layouts, and community gardens. The house viewing process went much smoother than we expected.”

The project’s relevant staff explained that during the Spring Festival, Menghu Yunzhu launched special offers such as a 1% discount for homebuyers, additional benefits for families with multiple children (based on the latest government policies), lucky draw prizes, and social media sharing gifts. Since 2026, the project has had 610 groups visit, with 24 new subscriptions and 25 online signings. In the past month alone, 14 new subscriptions were added, a 280% increase compared to the same period in 2025 before the Spring Festival.

A New Year’s gift for the future home has been settled amid warm family reunions. This time, Cui’s mother brought back not only the joy of reunion but also full reassurance about her child’s stable life and work in Wuhan.

Government-Enterprise Cooperation Shows Sincerity

Spring Festival, No Break—Home Buying Is in Full Swing

During visits, reporters deeply felt that this wave of returning home buying was no coincidence.

A relevant official from the Housing and Urban Renewal Bureau of Qiaokou District said that since January 24, the district’s “2026 Returning Home Buying Season” has been fully launched. In January alone, visits to various projects in Qiaokou increased by 13% compared to the same period last year. Meanwhile, multiple real estate projects responded to the call, operating during the Spring Festival, offering various exclusive purchase discounts to facilitate inquiries.

With government support, developer concessions, and policy backing, a sincere “combo” has precisely targeted the core needs of returning buyers. Wenlanxu launched four extraordinary gifts: an additional 2% discount on transactions, multi-child subsidies (subject to the latest government policies), lucky draw prizes, and social media sharing gifts. Menghu Yunzhu offers real scene houses plus five New Year benefits, turning the dream of immediate move-in into reality. Chengningfu, leveraging its location value and product strength, has attracted more and more out-of-town workers to vote with their feet and return to Wuhan.

Before the Spring Festival ends, major marketing centers in Qiaokou remain brightly lit. Tea is still hot, models are still shining, and sales consultants are repeatedly sharing their visions of home.

Qiaokou is opening its arms, waiting for more people to return.
