Opinion Web News: On February 25th, the consortium led by Ji Hui Capital submitted an expansion application to the Urban Planning Department for the Hong Kong Quarry Bay Commercial Building at 1111 King’s Road (formerly Taikoo City Centre Tower 1).
It is reported that the application proposes to relax development area and height restrictions, planning to add 13 floors to the existing 28-story property, reaching a total of 41 floors, involving approximately 275,000 square feet of floor area.
According to the application documents, among the 13 new floors, 10 will be used as office space, two floors will be reserved for mechanical and electrical facilities, and one floor will serve as a fire隔 and sky garden.
The proposed 30th floor will be developed into a multi-purpose venue for activities such as yoga and jogging for building staff and the public.
Data shows that the property has a total construction area of about 631,000 square feet. Ji Hui Capital’s managed funds and consortiums like Schroder Pamfleet purchased the property in 2020 for HKD 9.845 billion, with a price of about HKD 15,600 per square foot.
